Valuations

When you apply for a mortgage, your prospective mortgage lender will require a valuation survey to take place, to ensure the asset they are lending against is of sound quality. Generally there are three different types of survey you can opt for:

MORTGAGE VALUATION

This report is for mortgage purposes and even though you will pay for the report with your chosen provider, you may not receive a copy. It checks the condition of the property and highlights any potential legal and urgent defects.

SUITABLE FOR

Standard properties in good condition, such as a new build.

COST

Between £350-£950 depending upon property value.

HOMEBUYER REPORT

Covers everything within the mortgage valuation, along with a report issued to you by the surveyor. It will highlight the condition of the property with details of defects and also include market value and rebuild costs.

SUITABLE FOR

Standard properties in reasonable condition.

COST

Between £450-£1,000 depending upon property value

STRUCTURAL SURVEY

The most comprehensive survey you can get. This report will provide thorough details on any defects, provide an in-depth analysis into potential causes, and explain and advise any possible solutions for rectification.

SUITABLE FOR

Larger homes, and properties of an older age.

COST

Between £600-£1,000 depending upon property value.

Your home may be repossessed if you do not keep up repayments on your mortgage.
